Designing smoke detection and alarm systems for Class 2 residential buildings requires a clear understanding of whether the building needs smoke alarms, smoke detectors, or a combination of both. The NCC sets out different requirements depending on building height, layout, and classification, so getting this right from the start is essential for compliance and cost efficiency.
Understanding What Your Building Actually Requires
For Class 2 buildings that only require a smoke alarm system (S20C3) due to building height, it’s important to confirm whether:
Only smoke alarms are required;
Smoke detection is required instead; or
A combined system is needed under S20C5.
This distinction affects installation locations, system complexity, maintenance costs, and overall project budget.

Under S20C3, smoke alarms (AS 3786) must be installed in specific locations within each sole‑occupancy unit (SOU). These locations typically include:
